JACKSON – Called the “new sleeve” and the “bright new tunnel” by one Jackson businessman, the Old Canton Road corridor, between Meadowbrook and
Canton Mart Roads, is the new hot spot for developers.
The surge in commercial and residential developments in the area has been almost overwhelming, something many real estate professionals have been able to see
coming a mile away.
Andrew Mattiace, president of Mattiace Properties Inc., is one businessman who has been interested in the area for a long time. When he heard the city of Jackson
was going to change the zoning in the area to C-1 from Meadowbrook North to Highland Park Subdivision, his interest was peaked.
The zoning change happened in February 1999. Now Yates Construction Company is in the process of finishing the office building, named Highland Bluff, which is
located across from Highland Village. The four-story building, with 81,217 rent-able square feet is already 98% occupied.
“(Highland Bluff’s) proximity to the interstate and the demographic makeup in that one- to two-mile radius is very good,” Mattiace said. “It’s the best in Mississippi.
Traffic movements are okay, they’re not ideal, but (the building is) sandwiched between two interchanges. That site worked really well because we have north- and
southbound access onto I-55.”
Great Scott was the first tenant to move into Highland Bluff. The store’s former location near the corner of Old Canton Road and Canton Mart Road was great, but,
said owner Steve Scott, Highland Bluff is the best location in the city.
“I thought I’d be there forever, and would have been,” Scott said.
But Walgreen’s approached Scott about buying Great Scott. They offered top dollar for the store, Scott said, so he accepted the offer and, he said, “it all fell into
Walgreen’s bought four parcels for its 15,120 square-foot store, including Great Scott, Exxon, two office buildings and an old convenience store location.
“A lot of things were taken into account,” Loftin Ripley said of Walgreen’s. “I think they just look at it as a prosperous area and one that they really want to be in.”
Ripley is the development assistant with Canton Mart Development, LLC.
Construction on the new Walgreen Drug Store is currently underway at the Canton Mart and Old Canton Road site. The store will be one of eight Walgreen Drug
Stores in the metro Jackson area.
“There is a real surge of activity in the city of Jackson right now,” Mattiace said. “I think the demand was always there but the lack of commercially zoned land was
preventing it from happening. We just created an option through a zoning change.”
Yet another development in the corridor, called Eastpark, has also gotten started in Jackson. Made up of commercially and residentially zoned properties, Eastpark
includes 25 residential lots on approximately 10.5 acres and office space available for lease, which will be two stories of about 66,000 square feet on 1.5 acres upon
completion. Eastpark is located next to Highland Bluff on Old Canton Road.
Tommy Couch Sr., manager of the Highland Residential Development Company, LLC and the Highland Land and Development Group, LLC, which are both
affiliated with Point Properties, said in a previous interview with MBJ that the Jackson market is very strong. Like Mattiace, Couch believes the success of the area is
due largely to the demographic makeup of the area as well as its proximity to Interstate 55.
Mattiace believes the area has always done well and, he said, “I think if land is available it will continue to do well.”
