Mississippi Golden Triangle has large new industrial site

Economic development officials are promoting a new industrial site in the Golden Triangle area of eastern Mississippi.

Golden Triangle Development LINK and the Tennessee Valley Authority on Friday unveiled the new 1,144-acre Infinity Megasite, which is west of GTR Regional Airport. It is the third megasite in Lowndes County, the Commercial Dispatch reports.

Megasites are large parcels of land designed to accommodate industrial production. They must have at least 1,000 acres and typically have infrastructure and transportation access.

Infinity Megasite has access to 100 megawatts of electricity. It has 2 million gallons of elevated tank storage for water with pumping capacity of 7.2 million gallons per day. It has waste water treatment capacity of 1.2 million gallons a day with expansion funded to 3.2 million gallons a day.

Lindsey Myers, a senior consultant for the McCallum Sweeny firm, said she began working on the certification process with LINK in September 2015. She said the process normally takes about two years but was finished in nine months. Now, she said, LINK must market the site to attract a tenant.

“Companies are not willing to wait for a community to find an appropriate site and determine its suitability for development,” Myers said. “That due diligence needs to be completed in advance of a prospect visit, and the LINK team has a property in the Infinity Megasite that has achieved certification and is ready for the team to go out and market with a wealth of information.”

An occupant for the site has not yet been announced, though LINK chief executive officer Joe Max Higgins indicated economic development group is talking with a company about a potential project.
